A sagging ceiling is a question about the roof

What a dropped plaster ceiling tells a buyer, and where the moisture usually comes from.

Fraser Rise 3336 · 2 September 2026

In short: Plaster does not sag by itself. When it does, water has usually been sitting on it from above.

What we saw

Ceiling plaster in an older Newport home had visibly dropped between its fixings.

Following it up

Moisture readings around it were high, and the roof above showed a possible leak point.

Why it matters

Wet plaster loses strength and can come down. The leak behind it keeps damaging insulation and timber until it is fixed.

Elsewhere in the house

Stained and flaking paint on walls and ceilings pointed to the same water.

What a buyer should do

Get a roof plumber's quote for the leak and allow for replacing the ceiling section before you sign.

FAQ

Questions Fraser Rise owners ask about this

Is sagging plaster dangerous?

It can fall. Keep people out from under it until it is assessed.

Can you find the leak exactly?

Sometimes. Where limits stop us, the report says what we could not confirm.

Is mould likely?

Where plaster has stayed wet, often. Mould testing is a separate service.

Will the report give a cost?

No. We report the defect; a trade quote gives the cost.
