What is included

What is included in a Fraser Rise defect investigation report

A defect investigation compares the element in question with the approved plans and engineering, the National Construction Code, the Guide to Standards and Tolerances 2015 and the Australian Standard that applies to it. It is a report for the owner and builder, not a tribunal document; VCAT needs an expert witness report.

FAQ

Defect Investigation Reports in Fraser Rise: common questions

How is an investigation different from a handover report?

A handover report lists everything across the home. An investigation follows one failure to its cause, which is what you need when the builder accepts the crack exists but denies it is theirs.

Can I take the investigation to VCAT?

No. It is a document for you and your builder to work from. VCAT and the Building and Plumbing Commission's dispute resolution service expect an expert witness report drawn to the practice note, and we prepare that as a separate document.

What is not included in a Fraser Rise defect investigation?

We do not open walls or ceilings, dig, core or test materials, certify a repair design or carry out the rectification. If the answer needs an engineer, a roof plumber or a leak detection specialist, the report says which and why.

How long does the report take?

Usually a few business days after the visit, sooner if a deadline is driving it. Ask when you book and we will tell you the date.
