Why it matters here

Slab pre-pour inspections on Fraser Rise builds

Fraser Rise slabs are mostly waffle pod rafts with deepened edge beams, and the pre-pour list here keeps coming back to the same few things. Polythene that stops short of the beam so part of the slab sits straight on the ground. Punctures left open instead of patched and taped. Mesh sagging between chairs so cover will differ from one bay to the next. Loose excavated soil left beside the pods. We also check that shower recesses are formed, because a set down missed now means a step or a grinder later.

What we find at this stage in Fraser Rise

  • Vapour barrier stopping short of an edge or internal beam
  • Punctured polythene not patched and taped
  • Mesh sagging between bar chairs
  • Top trench mesh missing from a strip footing
  • Shower recess set down not formed

FAQ

Slab pre-pour inspections in Fraser Rise: common questions

Why does a short barrier matter?

The polythene keeps ground moisture out of the concrete. Where it stops short of a beam, that section of slab sits on soil and can draw damp into floor coverings years later.

What should happen to a puncture?

It gets a patch of polythene and tape over it. Left open, it is a hole in a layer that only works when it is continuous.

Why do you check shower recesses at slab stage?

A recessed shower needs the slab set down where the shower goes. If the set down is missed, the fix later is a step into the shower or grinding concrete.

How long is the inspection?

About an hour, longer on a large double storey footprint. The report usually goes out the same evening so the builder can act before the truck.

My pour date keeps moving. Is that a problem?

No. Let us know and we move with it. Changing the date of a stage inspection costs nothing.

Can the slab be checked after it is poured?

Only its surface and edges. Steel, barrier and pods are gone from view, which is why this visit happens the day before.
